This Terms & Conditions apply before applying for a new plot
This project is under MIG Layouts/Jagananna Smart Townships (JST) by the Government vide G.O.MS.No.76, MA&UD (M) Department, dated 28-07-2021
Family having annual Household Income Up to Rs.18,00,000 only eligible.
The age of the applicant shall be 18 years and above. A certificate to be enclosed to that effect.
Initial payment as prescribed shall be paid along with Application and is not interest bearing.
Only one plot will be allotted for one family.
This Application does not confer any right to any applicant for allotment of the Plot on mere subscription to enquiry.
Government / Authority reserve the right to take up the scheme or cancel or modify the scheme without any further intimation.
The initial payment along with cost of application shall be paid in favour of Metropolitan Commissioner of Metro Region Development Authority (MRDA)/Vice Chairman of Urban Development Authority (UDA) through online payment gateway.
The Cost of the Plot is only tentative and the final cost will be informed after completion of the Scheme and is final.
Allotment of Plot to the applicant who meets the required eligibility criteria will be done by drawl of lots.
Upon allotment, the applicant shall conclude agreement with the Development Authority concerned within one month from date of receipt of allotment letter.
The initial payment of 10% in case of those not allotted in the lottery shall be refunded within one month without interest.
If the applicant who has been allotted does not conclude the agreement within the stipulated time, the initial deposit shall be forfeited and allotment made will be cancelled for re-allotment to other eligible applicants.
After concluding agreement, the allottee shall pay the instalments as per the Schedule given below (balance remaining after initial 10% paid with Application)
30% of the sale price of Plot within (1) One month from the date of concluding agreement.
30% of the sale price of Plot within (6) six months from the date of concluding agreement

Ans:What should be the Annual Household Income of the Family for getting eligibility in MIG Layouts?

Ans:Yes, 10% of the sale price of the plot is mandatiry along with application.
What if I won't get plot in the lottery?
In case the plot is not allotted in the lottery, the initial payment made by the applicant would be refunded within one month without interest.
What if I won't pay the pending amount of the next stage?
Ans:Simple Interest of 0.5% per month for the pending amount will be collected for late payment for each stage.
What is process for refund of amount paid?
Ans:Cases defaulting beyond a period of three months, 10% of the amount paid till date in addition to the initial deposit of 10% will be forfeited and balance amount shall be returned without interest.

అమరావతి: నగరాలు, పట్టణాల్లో ఇళ్ల స్థలాల ధరలు ఆకాశాన్నంటుతున్న తరుణంలో వైఎస్‌ జగన్‌ ప్రభుత్వం మధ్యతరగతి వర్గాలకు ఊరట కలిగించే నిర్ణయం తీసుకుంది. నగరాలు, పట్టణాల్లోని మధ్యతరగతి ప్రజలకు అందుబాటు ధరల్లో ప్రణాళికా బద్ధంగా ఇళ్ల స్థలాలు సమకూర్చే జగనన్న స్మార్ట్ టౌన్‌షిప్‌ల (ఎంఐజీ – మిడిల్‌ ఇన్‌కం గ్రూప్‌ లేఔట్లు) నిర్మాణం, లబ్ధిదారుల ఎంపికకు బుధవారం మార్గదర్శకాలు జారీ చేసింది. జగనన్న స్మార్ట్ టౌన్‌షిప్‌లలో ప్లాట్‌లకు ఉన్న డిమాండ్‌ను తెలుసుకోవడం కోసం నిర్వహించిన ప్రాథమిక సర్వేకు అపూర్వ స్పందన లభించింది. ఈ పథకం కింద ప్లాట్ పొందడానికి 3.79 లక్షల దరఖాస్తులు వచ్చాయి. స్మార్ట్ టౌన్ షిప్ లే ఔట్లు అన్నీ ఒకే విధంగా ఉండేలా నిర్మాణాలు చేపట్టబోతున్నారు. లాభాపేక్ష లేకుండా అన్ని వసతులతో అభివృద్ధి చేసిన లేఔట్లను ప్రభుత్వం లబ్ధిదారులను సరసమైన ధరలకు అందించనుంది. లేఔట్‌లకు భూసేకరణ, ప్లాట్‌ల నిర్మాణం, లబ్ధిదారుల ఎంపిక.. ఇలా ప్రతి దశలో పారదర్శకతతో వ్యవహరిస్తుంది. జిల్లా స్థాయి కమిటీల నుంచి వచ్చిన స్థలాల వివరాలు, లేఔట్‌ల ఏర్పాటు, ఇతర ప్రతిపాదనలను రాష్ట్ర స్థాయి కమిటీ స్క్రూటినీ చేసి ఆమోదిస్తుంది. జిల్లాల్లో స్మార్ట్ టౌన్లకు అవసరమైన భూమిని అంచనా వేయడం, మార్గదర్శకాల మేరకు భూమిని గుర్తించడం, ప్లాట్‌లను నిర్మించడం జిల్లా కమిటీల బాధ్యత అని పట్టణాభివృద్ధి శాఖ ప్రత్యేక ప్రధాన కార్యదర్శి వై.శ్రీలక్ష్మి ఉత్తర్వుల్లో పేర్కొన్నారు.
అన్ని సౌకర్యాలతో లేఔట్లు
► డిమాండ్‌కు అనుగుణంగా 150, 200, 240 చదరపు గజాల్లో మూడు కేటగిరీల్లో ప్లాట్‌లు.
► లేఔట్‌లలో 60 అడుగులు బీటీ, 40 అడుగులు సీసీ రోడ్లతో పాటు ఫుట్‌పాత్‌ల నిర్మాణం. నీటి నిల్వ, సరఫరాకు అనుగుణంగా ఏర్పాట్లు.
► అండర్‌ గ్రౌండ్‌ డ్రైనేజీ వ్యవస్థ, ఎలక్ట్రికల్, కేబుల్, వీధి లైట్లు, పార్క్‌లు, ఇతర వసతుల కల్పన.
► నగరాలు, పట్టణాల్లోని మార్కెట్‌ విలువ, లేఔట్‌కు చుట్టుపక్కల ఉన్న ఇతర లేఔట్‌ల ధరలు వంటి అంశాలను పరిగణనలోకి తీసుకుని రాష్ట్ర స్థాయి కమిటీ ధర నిర్ణయిస్తుంది.
► అనంతరం అర్బన్‌ డెవలప్‌మెంట్‌ అథారిటీల నుంచి ధరల్లో మార్పులు చేర్పులు చేస్తూ ప్రతిపాదనలు అందితే రాష్ట్ర స్థాయి కమిటీ ఆమోదిస్తుంది.
ఇవీ అర్హతలు
► ఒక కుటుంబానికి ఒకే ప్లాట్
► ప్రధాన మంత్రి ఆవాస్‌ యోజన (పీఎంఏవై) పథకం మార్గదర్శకాలకు అనుగుణంగా వార్షిక ఆదాయం రూ.18 లక్షల లోపు ఉండాలి.
► 18 సంవత్సరాలు పైబడి ఉండాలి.
► లబ్ధిదారుడు ఏపీలో నివసిస్తూ ఉండాలి.
► ఆధార్‌ కార్డు తప్పనిసరిగా కలిగి ఉండాలి.
ప్లాట్‌ల కేటాయింపు ఇలా..
► డైరెక్టర్‌ ఆఫ్‌ టౌన్ అండ్‌ కంట్రీ ప్లానింగ్‌ (డీటీసీపీ) రూపొందించిన వెబ్‌సైట్‌లో ప్లాట్‌ల కోసం దరఖాస్తు చేసుకోవాలి. లేదా స్థానిక వార్డు సచివాలయాల్లో దరఖాస్తు చేసుకోవచ్చు.
► ప్లాట్ అమ్మకం ధరపై 10 శాతం మొత్తాన్ని దరఖాస్తు సమయంలో ఆర్టీజీఎస్‌/ఎన్‌ఈఎఫ్‌టీ విధానంలో చెల్లించాల్సి ఉంటుంది.
► లాటరీ విధానంలో ప్లాట్‌లు కేటాయిస్తారు. దరఖాస్తుదారుడు ప్లాట్ పొందలేకపోతే లాటరీ అనంతరం నెల రోజులకు దరఖాస్తు సమయంలో చెల్లించిన 10 శాతం మొత్తాన్ని వెనక్కు ఇస్తారు.
చెల్లింపులు ఇలా..
► ప్లాట్ పొందిన దరఖాస్తుదారులు వాయిదా పద్ధతిలో డబ్బు చెల్లించాల్సి ఉంటుంది. దరఖాస్తు సమయంలో చెల్లించిన 10 శాతం మొత్తాన్ని మినహాయించి మిగిలిన మొత్తం చెల్లించాలి.
► అగ్రిమెంట్‌ కుదుర్చుకున్న నెల రోజులకు 30 శాతం, ఆరు నెలలలోపు మరో 30 శాతం, ఏడాది లోపు మిగతా 30 శాతం చెల్లించాలి. ఒక నెలలోపు ప్లాట్ అమ్మకం మొత్తాన్ని చెల్లించిన వారికి 5 శాతం రాయితీ ఇస్తారు. వాయిదా చెల్లించడంలో ఆలస్యం అయితే 0.5 శాతం వడ్డీ చెల్లించాల్సి ఉంటుంది.
